End of Tenancy Cleaning in Auckland

Moving out of a rental is busy enough without spending your last weekend inside the oven. Busy Bees does end of tenancy cleaning across Auckland for tenants, landlords and property managers. It's a detailed clean of the empty home, done to the standard a final inspection checks, not just what looks tidy at a glance. You may also hear it called a bond clean or a move-out clean. It's the same job.

What is end of tenancy cleaning?

We’re NZ family owned and have been cleaning since 1993. Our staff are police-checked and we’re fully insured. We clean homes right across Auckland, including central Auckland (Grey Lynn, Ponsonby, Mt Eden, Epsom, Remuera), the North Shore (Takapuna, Devonport, Albany, Browns Bay), West Auckland (Henderson, Te Atatū, New Lynn, Titirangi), East Auckland (Howick, Pakuranga, Botany, St Heliers) and South Auckland (Manukau, Papatoetoe, Manurewa).

An end of tenancy clean is a top-to-bottom clean of a rental after the furniture has gone, so it’s ready for the final inspection and the next tenant. It goes further than a weekly clean: inside the oven and cupboards, the rangehood filters, shower glass and grout, skirting boards, light switches and marks on walls. The aim is a home that is reasonably clean and tidy throughout, which is what New Zealand tenancy law asks of tenants.

The difference from regular cleaning is build-up. A weekly clean keeps surfaces under control. A move-out clean deals with what collects over a year or more: grease behind the cooktop, limescale on the shower screen, dust along the tops of doors, scuffs where furniture stood. Property managers check the places a quick tidy misses.

What's included in an end of tenancy clean

A typical end of tenancy clean covers every room, from the kitchen and bathrooms to bedrooms, living areas, hallways and floors. The kitchen and bathrooms take the most time, because that’s where grease, soap scum and limescale build up and where most cleans fail inspection. Carpet cleaning, exterior windows and heavy mould are usually quoted as extras. We confirm the scope when we quote.

Here’s a typical scope.

Kitchen – Oven inside and out, including racks and trays, plus the cooktop – Rangehood, including the filters – Cupboards and drawers, inside and out – Benchtops, splashback, sink and taps – The space where the fridge stood, and the dishwasher seals if one is provided

Bathrooms, toilets and laundry – Shower walls, glass and tracks, with soap scum and limescale removed – Grout and silicone, taps, plugholes and drains – Toilet, including the base and hinges – Vanity, mirrors, cabinets and the extractor fan cover – Laundry tub and the space behind the washing machine

Bedrooms, living areas and hallways – Inside wardrobes and on shelves – Skirting boards, door frames, doors and handles – Light switches and power points – Marks spot-cleaned off walls – Window sills, tracks and interior glass

Floors – Carpets vacuumed, including edges and under where furniture stood – Hard floors vacuumed and mopped, with marks near doorways removed

We use eco-friendly and non-toxic cleaning products, the same as on our home cleaning jobs.

Carpet cleaning at the end of a tenancy

Carpets are one of the first things a property manager checks. If they’re stained, smell of pets or are visibly dirty, a vacuum won’t bring them up to standard. We can add carpet cleaning to your move-out clean, using hot water extraction, so it’s done in the same booking. It’s best done after the general clean, so the carpets aren’t walked over again before the inspection.

You don’t always have to get carpets professionally cleaned when you leave. Tenancy Services says it’s only needed if that’s what it takes to make the property reasonably clean and tidy. A tenancy agreement clause that requires it may be unenforceable. If there are stains, odours or pet hair worked into the pile, see our carpet cleaning service. Our guide to end of tenancy cleaning rules in NZ explains where the line sits.

How much does an end of tenancy clean cost in Auckland?

End of tenancy cleans in New Zealand typically run from around $180–$350 for a studio or one-bedroom apartment to $480–$850 for a four-bedroom house, based on published NZ cost guides. Size and condition move the price most, followed by extras such as carpets, a heavily used oven and exterior windows. These are typical NZ ranges, not Busy Bees’ prices.

A home that has been cleaned regularly costs less to bring back than one after a long tenancy with pets. Two bathrooms take longer than one. Walls with years of marks take longer than freshly painted ones. Our end of tenancy cleaning cost guide breaks down the ranges by home size and shows how to compare quotes on scope rather than headline price. For a fixed quote, get a free quote.

Who books an end of tenancy clean?

Tenants book a move-out clean to meet their duty to leave the home reasonably clean and tidy, and to avoid cleaning costs being taken from the bond. Landlords book one between tenancies to get the home ready to re-let. Property managers book them when a tenant has left the home short of standard, or as part of their turnaround process. New owners and new tenants book the same clean before moving in.

Landlords. Tenancy Services suggests leaving time between tenancies for maintenance and any extra cleaning you want. If you’re planning meth testing between tenancies, that’s a separate job. See our meth testing and cleaning page.

Property managers. You inspect what you expect, and so do we. Tell us the agency’s checklist and we’ll clean to it.

Move-in cleans. Moving into a home that wasn’t cleaned properly? A move-in clean is the same scope, done before your furniture arrives.

Cleaning it yourself or booking a move-out clean

You can do an end of tenancy clean yourself if the home has been kept clean, you have a full day or two, and you know where inspections focus. A professional clean makes more sense after a long tenancy, with pets, when carpets or the oven need specialist attention, or when you’re short of time between moving out and the final inspection. Most failed inspections come down to missed details, not lack of effort.

If you’re doing it yourself, work through our end of tenancy cleaning checklist room by room. It’s based on what property managers check. Start early, do the kitchen and bathrooms first, and leave the floors until last.

How to get ready for your end of tenancy clean

Move everything out before the clean, including rubbish, so every cupboard and corner can be reached. Read your tenancy agreement and the inspection report from the start of the tenancy, and tell us about anything specific, such as stained carpets or a heavily used oven. Book the clean for after you’ve moved out and before the final inspection, with some time to spare.

  1. Empty the home. The law asks you to remove all belongings and rubbish anyway.
  2. Check your paperwork. The initial property inspection report shows the condition you’re being compared against.
  3. Tell us about extras. Carpets, exterior windows, mould, pet hair or marks on walls all change the time needed.
  4. Access and keys. We arrange access, keys and anything we need on site when you book.
  5. Leave a buffer. Book a day or two before the final inspection where you can, so any touch-ups can be done in time.
  6. Take photos afterwards. Tenancy Services recommends photos at the final inspection. Take your own once the clean is done.

Frequently asked questions

Is end of lease cleaning worth it?

It’s usually worth it when the home hasn’t been cleaned regularly, you’ve had pets, the tenancy was long, or you’re short of time. A professional team works through the areas property managers check and finishes faster than most people can on their own. If the home is already well kept and you have the time, a careful DIY clean using a good checklist can meet the standard and save you the cost.

Will a professional clean guarantee I get my bond back?

No. Nobody can promise a bond outcome, because the bond refund depends on the whole property, including damage, rent and any other money owed. What a thorough end of tenancy clean does is reduce the risk of cleaning costs being claimed from your bond. It covers the kitchen, bathrooms, floors and detail areas where most inspections find problems.

Is carpet cleaning included in an end of tenancy clean?

Carpets are vacuumed as part of the clean, but hot water extraction carpet cleaning is quoted as an extra. You don’t always need it. It’s needed when stains, odours or pet hair mean the carpets aren’t reasonably clean. If you do need it, we can book it in the same visit, after the general clean, so the carpets stay clean for the inspection.

Do you do move-in cleans as well?

Yes. A move-in clean is the same detailed clean, done before you move your furniture in. It suits new tenants who’ve moved into a home that wasn’t left clean, and owners taking over a property after settlement. Tell us what you’ve found when you arrive and we’ll quote for the work needed.
