Window Cleaning Cost in Auckland: What You’ll Pay and Why

What you pay for window cleaning in Auckland comes down to three things: the size of the home, how many storeys it has, and whether you want the glass done inside, outside or both. This guide sets out the prices we found on recent Auckland listings, what pushes a quote up or down, and how commercial window cleaning is priced. To see what’s included when we do the job, read about our window cleaning service in Auckland.

How much does window cleaning cost in Auckland?

An inside-and-out window clean of a single-storey three-bedroom Auckland home has recently been listed at roughly $130 to $290. Discounted deals sit at the bottom of that range and one-off jobs posted by homeowners at the top. A 2026 deal priced four- and five-bedroom single-level homes at about $170 and $190, and two-storey homes cost more again.

Home Inside and outside, recent Auckland listings What sits behind the figure
Single-storey, 3 bedrooms roughly $130–$290 $129 on a discounted 2026 deal (stated value $220); $200–$290 offered on homeowner-posted jobs
Single-storey, 4–5 bedrooms from about $170–$190 Discounted 2026 deal prices; standard rates are higher
Two-storey or larger quoted individually One Auckland job for a two-and-a-half-storey home, including joinery, was posted at $800
Apartments and 1–2 bedroom homes usually less No reliable current Auckland figure

These are typical New Zealand market ranges from public Auckland listings. They are not Busy Bees prices, and deals often carry conditions such as single-level homes only or a limited service area. Use them to judge whether a quote is in the right range. For a fixed quote, get a free quote.

What affects the price of window cleaning?

The biggest cost drivers are the amount of glass, how hard it is to reach, and its condition. A home with large sliders and picture windows is quicker per square metre than one with many small panes. Upper storeys, steep sections and glass above decks or roofs take longer to set up. Glass that hasn’t been cleaned for a year or more takes longer than glass on a regular schedule.

  • Number and style of windows. Colonial-style windows with many small panes, sunrooms and glass balustrades take longer; some deals exclude them and price them separately.
  • Storeys and access. Upper-floor glass takes more equipment and setup, and gardens, fences and decks slow it down.
  • Frames, sills and tracks. Some quotes cover the glass only, so check before you compare prices.
  • Screens, skylights and extras. If a quote includes fly screens, skylights or glass pool fences, expect them to be priced as extras.
  • Condition. Coastal salt film, hard water spots from sprinklers, and paint or silicone after building work all add time.
  • Travel. Some operators charge per kilometre outside their usual area. Ask whether a quote includes travel.

Is it cheaper to clean only the outside windows?

Outside-only cleans usually cost less, because there’s less glass to do and no need to work inside your home. The saving is often smaller than half, though. Travel, setup and the hardest-to-reach glass are all on the outside, so most of the job’s cost stays the same.

Outside-only suits homes where you can easily do the inside yourself. If you’re selling or moving out, inside and out gives a far better result.

Do regular window cleans cost less?

Regular cleans are usually quicker, because salt, dust and spots never get a chance to build up, and quicker work can mean a lower price per visit. Ask whether a schedule changes the per-visit price. A three-monthly clean lines up with the Window & Glass Association NZ advice to wash aluminium windows about every three months, more often near the sea.

On coastal homes it also protects the frames: salt left on aluminium joinery can damage the coating, and warranties may depend on regular washing.

How is commercial window cleaning priced?

Commercial window cleaning is quoted per visit or as a regular contract, not by bedrooms. The quote depends on the amount of glass, its height and the access method, how often it’s cleaned, and when the work has to happen, for example before opening or after close. Street-level shopfronts are simple to price; multi-level glazing needs a site visit first.

There’s no reliable published hourly or per-square-metre rate in New Zealand, so compare what each quote covers: inside and out, frames and doors, frequency, and what happens if weather cancels a visit.

How to get an accurate window cleaning quote

An accurate quote needs the number of bedrooms and storeys, whether you want inside, outside or both, and whether frames, sills and tracks are included. Add any glass doors and sliders, and send photos of high or awkward glass and any marks you’re worried about. The more we know up front, the less the price can change on the day.

Tell us about access too, such as a steep driveway, locked gates or dogs, and your timing if it’s tied to an open home, a moving date or a building handover. We arrange access, keys and anything we need on site when you book.

We clean windows for homes across Auckland, including Central (Grey Lynn, Ponsonby, Mt Eden, Epsom, Remuera), the North Shore (Takapuna, Devonport, Albany, Browns Bay), West (Henderson, Te Atatū, New Lynn, Titirangi), East (Howick, Pakuranga, Botany, St Heliers) and South (Manukau, Papatoetoe, Manurewa).

Should you clean your own windows or pay a professional?

Ground-floor windows you can reach from the ground are a reasonable DIY job, and our guide on how to clean windows without streaks shows the method. Upper-storey outside glass is where paying a professional makes sense. WorkSafe treats ladders as access for light, short-duration tasks that give no protection if you fall.

Time and finish are the other reasons: a whole house of glass, frames and tracks takes hours by hand, and stubborn salt or building residue needs the right tools.

Frequently asked questions

Do window cleaners charge by the hour or by the job?

Most Auckland window cleaners price residential work by the job, based on the number of bedrooms, the storeys and whether you want inside, outside or both. That way you know the price before work starts. Commercial jobs are also usually quoted per visit or as a contract. If a quote is hourly, ask for an estimate of the total hours so you can compare it fairly.

Do two-storey homes cost more to clean?

Yes. Two-storey homes cost more because the upper glass is harder to reach and setting up takes longer. Recent Auckland listings show single-level deals that exclude two-storey homes altogether, and homeowner-posted jobs for larger multi-level homes running into the hundreds of dollars. Ask for a quote that names the access method and includes both floors.

Are frames, sills and tracks included in the price?

It depends on the cleaner, so always check. Some quotes cover the glass only, which makes them look cheaper than a full clean. Dirty tracks and frames are often what makes windows look tired even after the glass is clean. A Busy Bees home window clean typically includes frames, sills and tracks, and we confirm the scope when we quote.

How much does commercial window cleaning cost?

There’s no reliable published rate for commercial window cleaning in New Zealand, because jobs vary so much. The price depends on the amount of glass, height and access, how often it’s cleaned, and when the work must happen. Street-level shopfronts are quick to quote from photos; multi-level buildings need a site visit. Compare what each quote covers, not just the headline price.

Why do window cleaning quotes vary so much?

Quotes vary because they often cover different work. One may be glass only, another may include frames, sills and tracks, screens and travel. Deals can be limited to single-level homes or a small area, and some exclude colonial windows or sunrooms. Condition matters too: heavy salt or building residue takes longer. Line up quotes on the same scope before comparing prices.
