Busy Bees cleans windows for Auckland homes, shops and offices: the glass inside and out, plus the frames, sills and tracks that a quick clean skips. We're a New Zealand family-owned business that has been cleaning since 1993, and our teams are police-checked and fully insured. We clean glass up to 6 metres high, which covers most single and double-storey homes.
Tell us the property size and what you want cleaned, and we’ll give you a fixed price before we start.
A full window clean covers the glass on both sides, the frames, the sills and the tracks the windows and doors slide in. Frames and sills are wiped down, and tracks are brushed and vacuumed so grit doesn’t wear the runners. You can book inside only, outside only, or both. We confirm the scope when we quote.
We protect floors, furnishings and garden beds around the work area, and put back anything we move off the sills.
For homes, the price and time on site come down to size and access: how many bedrooms, whether it’s single or double-storey, and how many windows and glass doors there are. A one-off clean suits a sale, a move-out or a spring clean. A regular schedule stops salt and grime building up, so each visit is quicker. We arrange access, keys and anything we need on site when you book.
Coastal homes need cleaning more often. Salt from sea spray leaves a dull film on glass and frames near the harbours and east coast beaches, so if your windows look hazy a few weeks after a clean, salt is the likely reason.
We clean windows for homes across Auckland, including Central (Grey Lynn, Ponsonby, Mt Eden, Epsom, Remuera), the North Shore (Takapuna, Devonport, Albany, Browns Bay), West (Henderson, Te Atatū, New Lynn, Titirangi), East (Howick, Pakuranga, Botany, St Heliers) and South (Manukau, Papatoetoe, Manurewa).
For a business, the front window is the first thing customers see. We clean shopfronts, display windows, entrance doors and office glazing on a regular schedule, before opening or after hours so the work doesn’t get in the way of trading. We’ve handled front and display-window maintenance for large retail stores.
Commercial jobs are quoted per visit. Internal glass partitions and entrance doors can be added to your office cleaning schedule, and our commercial cleaning services cover the rest of the building.
The glass is washed with water and a little detergent, pulled dry with a squeegee, and finished with a cloth around the edges. Done in that order, with clean water and a sharp squeegee blade, nothing is left on the glass to dry into streaks. Working out of direct sun matters too, because sun dries the solution before it can be removed.
You can use the same squeegee method at home: see our guide to cleaning windows without streaks. Paint, silicone and heavy build-up need extra hand work first.
We clean glass up to 6 metres high, which reaches the upper windows of most two-storey Auckland homes. If your glass is higher than that, ask us. We’ll tell you whether we can do it, or who can. Mention glass above a roof, over a deck or on a steep section when you ask for a quote, so we can plan the job.
WorkSafe New Zealand describes working at height as a leading cause of serious injury and death in New Zealand, with no minimum height below which a fall risk can be ignored. Its ladder guidance treats ladders as access for light, short-duration jobs, because a ladder gives no protection if you fall. That’s why we plan access before each job.
For most Auckland homes, a window clean about every three months keeps the glass clear and the frames in good order. The Window & Glass Association NZ recommends washing aluminium windows about every three months in normal conditions, and more often near the sea, a building site or an industrial area, where salt, cement dust and other deposits settle and can damage the frame coating.
After building work, windows carry cement dust, plaster, paint flecks, label glue and silicone smears that a normal clean won’t shift. We spot-remove light paint and adhesive residue where it’s safe for the glass and the frame finish, testing first. It can be booked as part of a post-construction clean. The Window & Glass Association NZ warns against scrapers, solvents and harsh abrasives on aluminium joinery, so keep the protective film on the frames until the dusty work is done.
Window cleaning prices depend mainly on the size of the home, the number of storeys, and whether you want inside, outside or both. Recent Auckland listings put an inside-and-out clean of a single-storey three-bedroom house at roughly $130 to $290, with larger and two-storey homes costing more. That is a typical New Zealand market range, not a Busy Bees price.

In Auckland, an inside-and-out clean of a single-storey three-bedroom home has recently been listed at roughly $130 to $290, with discounted deals at the low end. That is a typical market range, not a Busy Bees price. Larger and two-storey homes cost more, as does heavy build-up. Ask for a quote that lists what’s included, especially frames, sills and tracks, so you can compare prices fairly.
Smears usually come from too much product, dirty water or cloths, or solution drying on the glass before you remove it. Detergent left behind dries into a film, and direct sun dries it in seconds. Use only a few drops of dishwashing liquid, change the water often, squeegee the glass dry and work on the shaded side. A nicked squeegee rubber also leaves lines.
For hand cleaning, most use water with a small amount of detergent, which loosens dirt and helps the squeegee glide. Cleaners who work with water-fed poles use purified water instead, with the dissolved minerals stripped out, usually by reverse osmosis and a deionising resin. With nothing left in the water to dry onto the glass, the window can dry on its own without spots.
Most homes do well with a window clean about every three months, in line with the Window & Glass Association NZ advice for aluminium windows, and coastal homes more often because salt builds up on glass and frames. For shopfronts and offices, the right frequency depends on foot traffic and location, so we suggest a schedule after seeing the site.
Neither is clearly better. Diluted white vinegar is cheap and cuts through mineral film, while ammonia-based glass sprays are handy for small jobs like mirrors. For whole windows, warm water with a few drops of dishwashing liquid and a squeegee usually gives the best finish. Keep vinegar off aluminium frames, and never mix either product with bleach, because the mixture releases toxic gas.
Yes. We clean glass up to 6 metres high, which covers the upper windows of most two-storey Auckland homes. Glass higher than that, above a roof or on a steep section needs a look first. Mention it when you ask for a quote, and we’ll tell you whether we can do it, or who can.
